With the pre-purchase evaluation service, we will meet you at the property, assess it's potential and offer you some design ideas. After our meeting, we will provide you with a document which details the spatial potential of the house, the planning context and constraints and any technical challenges that may be apparent.

The document will focus on the following:

Local Context

Assessment of Local Planning Context and recent applications on neighbouring properties.

Extensions

Potential for rear and side extensions under Permitted Development and Planning Regulations.

Initial design ideas for your particular property and an assessment of the likelihood of being granted planning permission.

Loft Conversions

Spatial Constraints - is there physically enough space to convert it to habitable space?

Access - where could you put stairs to access it?

Structure - Would existing structure be suitable for conversion? or what would be required to upgrade the existing.

Dormer windows and roof lights and changes to the roof shape.

Remodelling

Ideas for removing walls, re-configuring kitchen and dining area, adding bedrooms

Assessment of planning constraints.

General Condition of the House

Assessment of external fabric, roof covering, windows and doors and suggestions for remedial works required.
