We understand that our clients want to know how much our services will cost so they can budget for their project. However, as every project is completely different, tailored fee proposals are required for every project.
Our policy for architectural fees is that we like to keep things simple, efficient and transparent and we work hard to minimise costs for our clients.
We offer free home consultations for clients looking to discuss what might be possible for their home or for those who know what they want and are looking for an architect to help them make it a reality! Having led many projects from initial ideas to completion of building work, we know exactly what it takes to make projects successful.
After visiting you and discussing your project we will provide a written fee proposal, broken down into four stages. The proposal will be based on the time we believe will be needed to spend on the project to provide you with, not only the highest standard of drawings and information, but also with beautiful, functional design options that you can clearly visualise and fully understand in order to make informed choices.
By investing in the design process at an early stage, you and your home will benefit from it for years to come.
The figures below shows the range of time required for the design of house extensions, loft conversions and renovation projects. Each project will be assessed based on it's size, location and difficulty, then a fee proposal provided for consideration.
Stage 1 – Concept Design & Planning –
Small, uncomplicated projects - £500
to
Large, detailed projects with a challenging aspect - £4,000
Stage 2 – Technical Design & Specification
Small, uncomplicated projects - £500

Large, detailed projects with a challenging aspect - £4,000
Stage 3 – Tender
Basic competitive tender for small project involving 3 contractors - £500
to
Competitive tender for larger project involving 4 contractors - £1,000
Stage 4 – Build
Standard service – £500/Month for duration of build
or
Project Management – £1000/Month for duration of build
Each stage of the work can be thought of as a separate package of work. If you only require certain elements, such as a planning package, or are confident in taking on some parts of the work yourself, this can be discussed during the home consultation and the fee proposal tailored to suit.
Most projects will also require additional consultants and involve application fees as follows.
Stage 1 – Concept Design & Planning –
· OS location map for planning application – around £40
· Householder planning application fee (paid to local authority) - £300
Stage 2 – Technical Design & Specification
· Structural engineer – ranging from £500 - £2,500 depending on extent of work required.
· Building warrant fee (paid to local authority) – ranging from £200 - £1500 depending on work required
Other costs that occasionally crop up:
· Use of quantity surveyor (QS) for detailed cost estimating - £500 - £1500
· Protected species surveys (Bats mainly)
· Drain surveys and agreements with Scottish Water (if building over or near a public sewer)
· Radon report
